Issa Mohamed: Georgia real estate market is attracting new investors and structured for large-scale projects

Issa Mohamed, Commercial Director at Arkan Property, highlighted that Georgia is steadily positioning itself as one of the most promising emerging destinations in the real estate sector. This momentum is driven by competitive annual returns starting from 12%, alongside a significant surge in demand over the past five years—transforming the market into a key magnet for both regional and international capital.

He noted that Georgia’s real estate market is entering a new strategic growth phase, fueled by the entry of major developers and increasing interest from Gulf-based investors. The recent announcement by Eagle Hills to inject approximately $6.5 billion into the Georgian market stands as a strong vote of confidence from global institutions, signaling a transition toward a more mature and sustainable growth cycle.

Issa further explained that the market’s evolution goes beyond overall expansion, with the introduction of high-quality developments in Tbilisi such as Verona, Park Avenue, and South Valley. These projects reflect a clear advancement in real estate product offerings and a broader spectrum of investment opportunities.

Among these, South Valley stands out as one of the most compelling current investment opportunities. The project benefits from a strategic location, well-planned development, and strong fundamentals, with projected returns reaching up to 45% by 2028—supported by consistent price appreciation and growing demand.

He also emphasized that one of Georgia’s strongest competitive advantages lies in its investor-friendly environment. Unlike many other markets, property registration costs are minimal, and the process is both fast and straightforward. In fact, Georgia ranks among the easiest countries globally for property ownership and registration, offering investors a seamless and secure experience.

In parallel, ongoing infrastructure expansion is expected to play a critical role in driving future property value increases, reinforcing the attractiveness of entering the market at the current stage.

From a performance perspective, Issa shared that Arkan Property has achieved solid results over the past three years, serving more than 1000 satisfied clients and successfully delivering over 200 residential units in 2025 alone. This performance reflects the company’s commitment to transparency, efficiency, and delivering a reliable investment experience.

He added that these achievements are not just milestones, but indicators of operational excellence. The company has managed to deliver 200 units within a single year thanks to simplified procedures and clear regulatory frameworks, while maintaining one of the fastest property registration processes in the market—averaging between five to eight new registrations daily.

Looking ahead, Issa expects a near-term increase in real estate prices, driven by global geopolitical shifts impacting construction material costs and financing structures. He stressed that long-term success in real estate lies in creating real market value, combined with strategic product selection and innovative marketing approaches.

He concluded by affirming that real estate investment in Georgia is no longer just a promising opportunity—it has become a strategic decision backed by strong growth indicators and increasing capital inflows, positioning the country as one of the most attractive markets for investors in the current landscape.
