Wadi Degla Developments Enters Upper Egypt Market with a New Investment in New Minya as Part of Its Expansion Strategy Beyond Greater Cairo

Wadi Degla Developments has announced its entry into Upper Egypt’s real estate market by launching the “ClubTown Minya” project in New Minya City. This marks the company’s first step outside Greater Cairo and is part of a geographic expansion strategy aimed at capitalizing on the momentum seen in Upper Egypt’s new cities as promising investment and residential destinations, supported by government plans to develop these regions and stimulate real estate investment beyond traditional areas.

This move comes in collaboration with a group of top consultancy and design firms to ensure the delivery of a robust and distinctive urban product that draws inspiration from the authenticity of Upper Egypt’s cities while keeping pace with market demands and customer aspirations. In this context, DMA was selected to develop the master plan and urban design for the project, alongside Distance Studio Consultant to provide architectural product design consultancy, based on a meticulous study of the local market and residents’ needs to guarantee a balanced product that combines local identity, design quality, and functional efficiency.

The launch of the project comes at a time when the Egyptian real estate market is witnessing growing interest in Upper Egypt’s new cities, driven by rising demand for integrated residential projects amid limited supply relative to rising needs. It also coincides with the state’s continued implementation of development plans for new cities in Upper Egypt through infrastructure development, offering investment lands, and enhancing services, which boosts the appeal of these cities as residential and investment destinations.

The ClubTown Minya project represents an extension of the expansion strategy pursued by Wadi Degla Developments to grow the “ClubTown” brand identity, which was successfully launched with the “ClubTown Maadi” project in 2022 as the first development under this concept, backed by investments of nearly EGP 11 billion. The project demonstrated the success of a residential model built on integrating quality of life with integrated services and a sports club, with deliveries of the first phase, “Breeze,” commencing in 2025. Thus, ClubTown Minya comes as a new milestone in this expansion journey, deploying and refining the same brand identity to suit the unique nature of the local market and the needs of Upper Egypt residents.

Dr. Raymond Ahdy, CEO of Wadi Degla, stated: “ClubTown Minya represents a strategic milestone in the company’s journey and reflects our vision to expand into promising markets outside Greater Cairo by delivering integrated urban communities that elevate quality of life and cater to the needs of Egyptian families. We were keen to bring the ClubTown concept to Upper Egypt following its success in Maadi, driven by our belief in the region’s promising growth opportunities, supported by the urban development momentum across new cities.”

In this context, Dr. Ahdy added that collaborating with DMA, leveraging its specialized expertise in master planning and integrated urban community design, aims to create a master plan that enhances quality of life and achieves seamless integration among various services, open spaces, and greenery, while maintaining the privacy and openness of residential areas, qualifying the project to serve as a pioneering model for urban development in Upper Egypt.

Furthermore, partnering with Distance Studio Consultant taps into its architectural consultancy expertise to deliver residential units that prioritize privacy and exclusivity, ensuring a thoughtful connection with green design elements and natural landscapes throughout the project, backed by a comprehensive local market study to meet the needs of families in Upper Egypt for both residential and investment purposes.

Spanning approximately 70 feddans, around 80% of the project is dedicated to open areas and green spaces, ensuring that all components are connected within a tranquil, integrated urban environment. The project’s design revolves around a central green core that promotes sustainability and quality of life, serving as the primary visual and functional axis of the development. This central hub features the villas and mansions zone, representing roughly 30% of the total project area, offering prime views and direct connection to open spaces.

The project features a diverse array of residential units, including apartments, duplexes, and penthouses, alongside a comprehensive range of amenities, such as a sports club, an exclusive social club, and a variety of commercial and community services distributed across three carefully selected main hubs. These hubs ensure easy accessibility while preserving the privacy and tranquillity of residential sectors. These elements seamlessly integrate with a ring road surrounding the development, designed to embrace its components and provide natural buffer zones, thereby enhancing exclusivity while creating a balanced environment that combines effortless mobility, integrated services, privacy, and quality of life.

Dr. Ahdy noted that the decision to expand into New Minya came after a meticulous study of supply and demand indicators in Upper Egypt’s market—where total targeted investments are estimated at EGP 15 billion—a market with genuine growth potential due to the limited availability of integrated residential products to date. The company seeks to replicate a competitive mix that proved successful in the Cairo market, leveraging a strategic asset it already owns: its network of sports clubs comprising 14 branches across various governorates.

The project launch coincides with Wadi Degla Developments’ continued strong performance, targeting contractual sales of EGP 10 billion in 2026, compared to EGP 6 billion in the previous year. The company also continues to honor its commitments to clients, having delivered 1,500 units in 2025, with a target to deliver 1,200 units by the end of the current year, backed by construction investments exceeding EGP 3 billion. The company draws on over 20 years of experience, during which it has successfully developed 20 residential, resort, and commercial projects, while pursuing expansion plans both within Egypt and abroad.
